Loffman Property Management, Inc specializes in managing property in the following areas:

We manage single family homes, duplexes, 4-plexes, and small apartment complexes.
1. Marketing Your Rental
- We lightly “stage” your rental and take excellent photos.
- We place a professional “For Rent” sign on the property if desired.
- We advertise your rental online. Our ads are the best in the business.
- We meet prospective tenants at the property.
2. Qualifying the tenant
- Each prospective tenant must fill out a credit application and pay a screening fee of $35.
- We run a credit report, unlawful detainer search, previous landlord report, and verify employment.
- Once a prospective tenant has been approved we meet with them and go over what we expect of them. A great tenant pays their rent on time, takes good care of the property, and is respectful of the neighbors. We have found that explaining the responsibilities of being a renter has been very helpful in maintaining a good relationship with them and keeping your property in good condition. A happy tenant is a long term tenant!
3. Monthly Management Services
- Each month we collect the rent, handle tenant questions and problems, handle lease renewals, and maintenance requests.
- Monthly statements are emailed to our owners and rent money is automatically deposited by ACH by the 12th of each month.
- Owners have access to their accounts 24/7 through an owner portal.
4. Annual Inspections
- Each property will be inspected annually and the following will be done:
- Smoke and CO2 detectors will be tested.
- A lease renewal will be given to tenant.
- A write up of the property condition with photos will be emailed to the owner.
5. Fees
- We charge a monthly management fee and a rent up fee (the fee to get your property rented.)
